PropertyPulse for Claude · MCP connector + skill
NYC property teardowns in your own Claude
Connect PropertyPulse, and Claude answers questions about any NYC address from the city’s own records: ACRIS deeds and mortgages, PLUTO zoning, Finance, HPD and DOB. Every number comes with its source and date.
- ACRIS
- PLUTO
- DOF
- HPD
- DOB

01 Setup
Set it up in three steps
Before you start
Add the connector
- In Claude on the web or the desktop app, go to Customize, then Connectors.
- Click + Add, then Add custom connector.
- Name it PropertyPulse, paste this URL, and click Continue.
https://backend. app.propertypulse.ai /mcp - Keep the detected settings and click Continue. Under Authentication choose Sign in now, leave the OAuth client on the recommended option, and click Add.
- Sign in to PropertyPulse when asked, or create a free account.
On a Team or Enterprise plan, an owner adds the connector once: Organization settings, then Connectors, then Add, Custom and Web, with the same name and URL. Everyone else finds PropertyPulse under Customize, then Connectors, and clicks Connect.1
Add the skill
- Go to Settings, then Capabilities, and make sure Code execution and file creation is on. Newer layouts call it Create and edit files.
- Go to Customize, then Skills. Click +, then + Create skill, then Upload a skill.
- Choose propertypulse-nyc.zip as downloaded, without unzipping it.
The connector brings the records. The skill tells Claude how to use them: the teardown format, the NYC record rules and what never to guess. On an Enterprise plan, an owner has to turn on Skills and code execution first.2
Ask your first question
- Start a new chat. Click +, then Connectors, and check that PropertyPulse is switched on.
- Ask:
Teardown 518 Court St, Brooklyn - The first time Claude uses a PropertyPulse tool, it asks for approval. The tools only read records, so you can choose Allow always.
02 Prompts
What to ask
Plain English works. These are good first questions.
Teardown 518 Court St, Brooklyn
Owner, mortgages of record, violations, zoning capacity and rent stabilization in one answer, with sources.
Who owns 1095 Bedford Ave, Brooklyn, and what's recorded against it?
Owner of record, years held, the last arm's-length sale and the mortgage chain from ACRIS.
Find walk-ups in Bed-Stuy held 25+ years with open class C violations
A screen of matching buildings, each with its sale signals and a seller-likelihood band.
What can be built on 518 Court St, Brooklyn?
Zoning, as-of-right FAR, built FAR and unused floor area, with split lots flagged for review.
Check this listing: [paste the listing text or a link]
Each claim in the listing checked against city records: it matches, it contradicts them, or records can't confirm it.
03 Data integrity
Gaps get labeled, not filled in
Each value comes back with the dataset it came from and its as-of date. When a record is missing, Claude says which kind of gap it is instead of estimating.
- NO RECORD
- The source was checked and holds nothing. That can matter, like a building with no mortgage recorded in 25 years.
- NOT CONNECTED
- PropertyPulse doesn't read that source yet, so Claude won't answer from the web instead.
- NEEDS REVIEW
- Records exist but conflict, like a lot split across zoning districts or unit counts that disagree.
- LOCKED
- Available in a PropertyPulse plan, with a link to the plan that includes it.
It also knows where NYC records mislead: package deeds that cover several lots, CEMA refinances that leave old mortgages on record, co-op apartments that have no deeds, and Staten Island deeds that sit outside ACRIS.3

05 Permissions
Privacy and permissions
- The connector only reads records. It can’t change anything in Claude or in your other accounts.
- PropertyPulse receives what Claude sends its tools, such as an address, screen filters or the claims from a listing. It doesn’t see your conversations.
- Owner phone numbers and emails never pass through Claude. They stay in the PropertyPulse terminal under permissible-use rules.
- To disconnect, go to Customize, then Connectors, and remove PropertyPulse.
06 Troubleshooting
If something doesn’t work
Claude says PropertyPulse isn’t connected
In the chat, click +, then Connectors, and switch PropertyPulse on. If it isn’t in the list, repeat step 1.
Claude answered without the teardown format
Check that propertypulse-nyc is switched on under Customize, then Skills. You can also start your question with “Use the PropertyPulse skill”.2
The skill upload failed
Upload the ZIP exactly as downloaded. If your browser unzipped it into a folder, compress the propertypulse-nyc folder back into a ZIP and upload that.
I can’t add another custom connector
Free Claude plans allow one custom connector. Remove the one you have, or move to a paid Claude plan.1
There’s no Add custom connector option in my work account
On Team and Enterprise plans, only an owner can add connectors. Send them this page.1
Does it cover Staten Island?
Yes for parcels, zoning and violations. Staten Island deeds are kept by the Richmond County Clerk rather than in ACRIS, so deed history there comes back as not connected.3
Is this legal, tax or investment advice?
No. It reports public records and labels what it can’t confirm. Check anything you rely on with your own attorney, accountant or lender.
